Commercial Rent Arrears Recovery (CRAR)
CRAR is a statutory method of recovering unpaid commercial rent available to qualifying landlords. By instructing J.G Civil Enforcement to exercise CRAR, the instructing party confirms that they are the landlord of the premises, or are properly authorised to act on the landlord’s behalf, and that the rent arrears are lawfully due, unpaid, and capable of recovery under the CRAR provisions.
Instructions are accepted on the basis that all eligibility criteria, notice requirements, and compliance obligations prescribed by legislation have been fully satisfied prior to enforcement.
Forfeiture & Peaceable Re-Entry
Where forfeiture is pursued as the appropriate remedy, J.G Civil Enforcement undertakes peaceable re-entry services for commercial premises. This includes lawful re-entry, securing of the property, changing of locks, and the display of all required forfeiture and termination notices.
By issuing instructions, the instructing party confirms that they are entitled to authorise forfeiture and peaceable re-entry, or are duly authorised to do so, and that all contractual rights and statutory conditions necessary to proceed have been met.
